What is a Home Inspection?

A home inspection is a visual, non-invasive examination of a structure and its various systems and components. The inspector looks for characteristics, good and bad, so he can provide his client with an accurate "snapshot" of the property, and point out safety and maintenance concerns. After the inspection, the inspector provides his client with a comprehensive and detailed report for reference. My report contains photos and diagrams to illustrate and explain items in regards to the property. It helps everyone involved in the process because they know the property better and can make an informed decision, regardless of their position in the transaction.

Who Benefits from a Home inspection?

A home inspection is a wise investment for anyone with an interest in a property. This would include:

BUYERS: At Pro-Spec MN I believe that buyers should find out about a property's potential problems BEFORE the sale is final. A "dream home" can turn into a "haunted house" in a hurry if components and systems begin to fail after you move in. Your life can become very unpleasant if your new investment begins to cost you extra money that you had not planned for. A home inspection points out the safety and maintenance concerns of that property, and helps you to know about potential problems in advance.

SELLERS: You can safely assume that a potential buyer will be having a home inspection done on your home. You can be proactive, and have a home inspection done ahead of time. This would give you the opportunity to find the appropriate people to fix the safety and maintenance concerns BEFORE people are viewing your home. This will also help you to price your home realistically, and should also make negotiations much smoother.

LENDERS: Many buyers extend themselves to the limit to purchase a home, leaving little financial room for anything to go wrong. A home inspection reduces the risk to lenders by providing an analysis of that home's foundation, structure, roof, and various systems and components BEFORE the sale is final. It can help everyone involved

A home inspection also would be valuable to insurance companies, claims adjustment companies, real estate attorneys, divorce attorneys, and more

Radon Information

Radon is an odorless, tasteless gas created by the natural breakdown of uranium and radium in the soil. Because it enters your body by breathing, it affects your lungs.

According to the Surgeon General, it is the second-leading cause of lung cancer (2nd only to cigarette smoking), claiming nearly 21,000 victims a year. It generally enters your home where it is in contact with soil, but if you have radon in your water, it can be released into your home when you shower or run water for other household uses.

Like smoking-related cancer, radon-induced cancer can also be prevented. We offer a continuous-monitor type test--recognized in the field as the most accurate. If the test indicates that the radon level in your home is unsafe, we can refer you to mitigation services that are available.

Mold Information

There are many species of mold, but generally, mold is a fungus. Mold produces microscopic spores, which travel through the air and begin forming a new mold growth at another location. It is caused by excess moisture.

Mold in one's home can cause respiratory and sinus problems, as well as aggravate any existing allergies. It also generally enters your body through breathing, but not exclusively.

The Minnesota Department of Health does not recommend routine mold testing, and has a very detailed and comprehensive link at their website which I have attached for your convenience. It is an excellent resource to use if you have mold in your home. I also have included some other very informative sites.

Water Quality

While it is beneficial for us that water can dissolve many things, such as sugar and salt, it is also bad for us that it also can easily dissolve and carry contaminants that are harmful to us. The most common are coliform, nitrates, lead, and e-colli. We may be drinking these contaminants without even knowing it.

I offer testing services for all of these. I capture a sample of water and mail it to a certified laboratory for a detailed analysis. The testing is roughly a two-day process, and when completed, they send a comprehensive report of the results to me. I, in turn, contact you with these results via mail or e-mail.
